Only install this if one is a professional plumber

Watts makes a lot of things, but if one thinks one can swap out something they made for one's house? Think again. I don't know if they don't care about homeowners with existing Watts stuff, or if the plumber unions have paid them off, but they do make similar products to their older ones, but ever so slightly taller, or with threads ever so slightly shorter, or in the case of their laundry valves, ever so slightly narrower. It has to be newly installed like one is putting in this valve for the first time. Now if one is a plumber, please keep in mind that the one I chose to buy, LFN45BM1-U, only comes with one union nut and one Size-127 NPDM O-Ring as pictured instead of one for each end, a part which near no one carries anywhere in stock, and no variety pack seems to include, so need to order that too. Watts does sell the second union nut and O-Ring set, but for sake of expediency, can select their valve that might be double the price yet includes both union nuts, etc., one needs to install it with. I had no idea that my water pressure sucked rocks all these years because of the existing failing Watts water pressure regulator that I had all this time until things got really bad recently. I did not know how they worked, or what they were, because my old house had galvanized piping and no pressure regulator. If one faucet goes on, it is supposed to adjust itself so that a second faucet can be turned on too. Mine does not, so only one toilette can fill at a time, or can do laundry but not wash the dishes at the same time. For years it has been a pain. I just thought my water pressure was no good since I live in a water-scarce area. So do replace one's valve if that is what is happening to one's home, and consider getting a professional plumber to do it. Unlike other DIY projects, this is not worth trying to save the money to do it oneself. This valve is assembled in the USA if that is important. Also the "LF" in the model number signifies that it is Lead Free.

I needed to install this when I found our water pressure at the meter was 88 psi. It caused the over-pressure/temp relief on a 1 year old water heater to pop after the water was turned on after the city water dept did some curb maintenance on the mains. The three major DIY stores in our area (as well as everybody except a plumbing supply store at 2X the price) only offered (and mostly not in stock at that) the models with one union and one sweat fitting, with delivery four days out at a price of $110 or more. The Amazon order arrived in two days and was just what was needed. Easy to install if you have basic sweat soldering tools and skills. Next up - an expansion tank for the water heater to meet code requirements.

I have a well and a pump house. The well pumps into a 200 gallon equivalent pressure tank (30-50 psi),, which pumps into a 1000 gallon holding tank via a Robertson valve (pretty much a large version of what's in your toilet tank). The holding tank is at 1 bar (14.7 psi) and allows diffused gas to be released from the well water so only water is pumped to the house. What gas? Don't know, don't care. Chlorine injection: let's you sleep at night. The water from the holding tank is not pressurized (well, maybe, max 2psi) and is sent to the house via a Grundfos MQ3-45 booster pump. The booster pump was supposed to keep pressure between 45 and 65 psi, but no. Pressures of 85 to 90 psi seen at house: ruptured toilet feeds; fun, fun, fun 'til your daddy takes the t-bird away. Enter our hero: LFN45BM1-U 1" water reducing valve. The 1" LFN45BM1-U 1" water reducing valve has 1, 1" union valve. Which is confusing, but it also has two 1" FPT threaded connections on either end (MPT, FPT and NPT are all the same standard -- M == Male, F == Female, N == either or both). I chose to make the brass union coupler into a really snazzy Xmas ornament, which I don't have a picture of, but it's really fetching. Who says pumbing isn't exciting? To connect the pressure reducing valve, I used two 1" Male PVC connectors, which are screwed into the valve (copious amounts of Teflon tape; really torque these down as the NPT standard is designed for this); and glued to the existing PVC between the pump and the house (e.g. torque male PVC to valve, glue slip to existing PVC). I also had two 1" slip x 1/2" threaded FPT tees, with brass 1/2" MPT x 1/4" FPT reducer adapters so I can have a pressure gauge before the valve and after the valve for adjustment/fun purposes. See adjustment instructions included with valve, but it's basically: loosen lock nut, righty highty, lefty lowy. Sure, I could adjust the booster pump, but this is a black art and seldom practiced (existing internet sources talk about "adjusting pressure", but not "what pressure" -- low pressure, high pressure??). Besides, if, in the future I want to install some other kind of booster pump, I already have a watchdog to keep the toilets from exploding.

Straight forward installation, runs quietly, regulates well

Sweat on the union flange pieces, make sure the o-rings are seated, and tighten. It is ready for service. I use a thin coat of silicon o-ring lube. I put a gauge on the output a short distance away and my gauge said 52 to 56 psi from normal flow to no flow. The difference between this and old pressure reducer was daylight to dark. This one runs quietly and the mere 4 psi swing is imperceptible. Service line pressure here runs between 109 and 119 psi.

This pressure reduced works

I have a RV park with way too much city water pressure for safe RV use. All of my RV hydrants are protected from over pressured supply. This has saved much on water damage repair bills.

EXACT replacement for N35B

I had a Watts N35B [Year 1996] pressure regulator that was CHIRPING, THROBBING so I replaced it with the N45B. The N45 is an 'EXACT' drop-in replacement for the older N35, See pictures. WARNING! The new unit should have O-RINGS on both fittings (ends), mine only had one, so I used an old O-Ring from the old unit. BRASS: being all Brass, things were not stuck, and job only took 10 minutes. BRASS: being brass, you don't want to OVER TIGHTEN the soft BRASS nuts. As you can see, I just REUSED the ORIGINAL attaching Brass Nuts. YOU can do it..... if you read everything above... :) Vegas OBie

Works as expected

At first I wasn’t sure I appreciate only having the one compression fitting but turns out that I needed the space so not having to deal with the extra 3/4” actually worked to my advantage. Pressure is now steady at 65psi adjusting from 50 to 65 too about 4-6 turns.
